How to prepare a rental application before starting a new job in Australia

An accepted job and income already received are not the same fact, so the application should show the transition plainly.

Short answer

Create two lanes: confirmed now and only possible after the start date. Confirmed material may include the accepted offer or contract wording, employer, role, start date and pay basis as stated. Future material includes attendance, hours actually worked and the first payslip. Keep previous income separate and ask the recipient what it accepts during the gap; do not label future pay as received.

Turn this guide into a clear application pack

Prepare a structured application PDF from details you enter yourself. RentFiles does not assess evidence, submit the application or promise an outcome.

  • Prepare a structured rental application PDF with RentFiles.
  • Fill your application before you choose whether to pay for a PDF export.
  • RentFiles helps organise the file; the agent or landlord decides the application outcome.

Keep in view

Treat the first payslip as a later record: Do not turn an offer into a guarantee: Fill the application with confirmed details

That supports a simple boundary: before the first payday, a new-job payslip is not missing through applicant error; it does not yet exist. The recipient still decides what alternative, if any, it accepts.

A role can change, be delayed or not proceed. This guide does not validate an offer, predict ongoing employment, calculate net income, assess affordability or establish a national rental rule. Use exact documents and direct recipient questions.

Use RentFiles to enter the applicant's confirmed information and prepare a structured application PDF before payment. RentFiles does not contact the employer, validate the offer, predict the first pay, calculate affordability or influence the recipient's decision.

Provide information relevant to the recipient's application process and handle identity or financial material carefully.

Useful context

Build confirmed-now and future-event lanes

Copy offer or contract facts into the confirmed lane with their source locations. Put first day worked, first completed pay period, first payslip and any probation outcome in the future lane. A signed document can support stated terms, but it cannot show that future work or payment has occurred.

  • confirmed offer term: A role, employer, start date or pay term stated in an accepted offer or contract chosen by the applicant.
  • future event: Something that cannot be evidenced as completed until it happens, such as starting work or receiving the first pay.
  • transition gap: The period between the last established income record and the first record expected from the new role.

Action plan

Explain the transition without hiding it

Record the last period covered by previous income material, the new role's start date and the earliest date a new pay record could exist. If the recipient asks for interim evidence, request its accepted options in writing. Do not upload unrelated financial records merely to make the date line look continuous.

Working checklist

Extract only the relevant offer fields

Useful fields may include employer, role, accepted status, start date, location, employment basis, stated pay amount and frequency, and conditions that remain outstanding. Preserve qualifiers. If a field is absent, write 'not stated' instead of calculating or inferring it.

Practical example

Example: lease application three weeks before the start date

A fictional applicant has accepted a role beginning on 17 August. The offer states annual gross pay, but work has not begun. Previous employment ended in July, and no new payslip can exist yet.

The file lists the accepted offer as current contract information, marks first pay as future and asks the agent which interim material it wants. It does not call the annual figure received income.

Questions

Common questions

Clear answers for the decisions people usually pause on.

What can I do if the new job has not produced a payslip?

Show only the confirmed source material you have and ask the recipient which interim evidence it accepts. Keep the first payslip marked as future.

Can I call the salary in my offer current income?

Describe it as the pay term stated in the offer. Do not present it as money already received.

What if the offer is conditional?

Preserve the condition and its status. Do not remove qualifying wording from the summary.

Should previous employment records be mixed with the new role?

No. Give them their own period and label so the recipient can distinguish historic income from future employment.

What if the start date moves?

Update the confirmed source, recalculate the transition dates and replace the outdated application details before sending.
