step workflow for Australian renters

Situation playbook

Show a new job offer without overstating current income

A signed offer can explain what changes next, but it does not turn future pay into current income. Make the timing visible. Let the offer establish the role and start date, while existing records describe the period before work begins.

Short answer

Place the accepted offer beside a one-line employment timeline. Label the role, employer and confirmed start date, then keep previous income and any later payslips in their own dated groups. Never calculate or promise earnings that the available records do not establish.

Action plan

Explain the evidence gap briefly

Before the first payslip, a short note can say that the role is accepted and starts on the date shown in the offer. After the first pay cycle, add the dated payslip if requested and retire any note that has become obsolete. Do not fill the gap with projected tables made from assumptions.

Working checklist

Build a before-start and after-start sequence

Create a dividing line at the commencement date. Records before that date describe the prior position or available resources. Records after it can describe the new role only when they exist. This prevents a reviewer from having to infer which employment period each attachment belongs to.

Useful context

Give the offer one precise purpose

Use the offer to show the agreed role, employer and commencement date contained in the document. Do not treat it as proof that work has started or that a particular amount has already been paid. If acceptance is not recorded, describe the document according to its actual status.

Practical example

Example: accepted role starts next month

Noah accepts a role beginning 4 March. His folder places the signed offer under 'new role from 4 March' and his recent payslips under 'previous employment to February'. The cover note says the first new-role payslip is not yet available instead of estimating what it will show.

Keep in view

Share only the relevant employment pages

Provide information relevant to the recipient's application process and handle identity or financial material carefully.

Check whether the offer contains private contact, benefit or internal business information beyond the application purpose. Provide the relevant document in the form requested, and avoid adding workplace correspondence or an entire employment file simply to make the new role look more substantial.

Turn this guide into a clear application pack

Create a private, structured rental application file when you are ready.

  • Prepare a structured rental application PDF with RentFiles.
  • Fill your application before you choose whether to pay for a PDF export.
  • RentFiles helps organise the file; the agent or landlord decides the application outcome.

Questions

Common questions

Clear answers for the decisions people usually pause on.

Can a job offer replace a payslip?

They answer different questions. An offer can show agreed future employment details, while a payslip records a completed pay period. Follow the property request and label each document by its purpose.

Should I estimate my first pay?

No. Use the amount and timing stated in records you actually hold, and identify future pay as not yet received rather than calculating a result for the application.
