Short answer

A useful Rental Passport example separates the household summary, stated figures, document inventory and reference details. This five-page fictional sample illustrates those parts; it does not establish that supporting evidence was attached or verified.

Useful context

Open the historical sample with a reading key

The source links in this guide point to the existing five-page RentFiles sample prepared on 18 July 2026. Its people, property and dates form a fictional illustration. Read it as a worked document, then start your own profile with current information rather than copying the invented circumstances.

The sample includes historical wording about file-access links. That wording does not establish a current product feature. This guide makes no promise about hosted-link availability, expiry or revocation. The downloadable PDF is the material being annotated here.

Practical example

Pages 1 and 4: applicants and occupants

Olivia Chen is the primary applicant; Daniel Brooks is the co-applicant. The illustration distinguishes two applicants from a three-person household. It shows rent of A$850 per week, a 12-month preference and a 15 August 2026 proposed move-in.

Reading key: the applicant names identify the people applying; the household count describes who would live at the property. A proposed start date and preferred lease length record a request. They do not show that a property is still available or that an agreement has been made.

The illustration has two applicants, one person under 18, no pets listed and a family car.

Copy the distinction, then replace the facts. Check that your household description agrees throughout the file. Include relevant information through the recipient’s requested process; the sample does not decide who must sign a lease or provide a particular document.

Practical example

Pages 2 and 3: follow the stated income

The sample introduction describes a couple and school-aged child and states gross income of A$1,650 per week for each applicant. The page displays a 26% rent-to-income ratio.

Treat “gross” and “per week” as part of the figure. A different period or a take-home amount cannot silently replace either label. The displayed percentage is arithmetic using fictional stated figures, not an approval score, a verified finding or a universal affordability threshold.

The sample shows two income contributors, A$14,300 per month in combined stated income and a list of ten file labels in four categories. The downloadable PDF has no embedded evidence attachments.

The monthly figure is a summary to trace back to the underlying declarations. The list of file labels is an inventory, not the evidence itself. Opening this PDF will not reveal ten embedded identity or income records. A recipient would still need the relevant material through the accepted channel.

Practical example

Page 5: history, contacts and declaration

The sample lists two residential periods and two reference contacts for the primary applicant, alongside an applicant declaration.

Rental Application PDF Generator: RentFiles Australia · Checked

Read the residential periods as a timeline to compare with the application form. A reference entry identifies a possible source of information; it does not show a response, permission to contact that person or a completed check. The applicant declaration remains separate from anything a referee has said.

Do not reuse the sample contact details. Ask your own referee before naming them, confirm their role and preferred contact method, and describe honestly which period they can discuss. The primary applicant’s example does not establish a complete reference record for every applicant.

Working checklist

Make a source-to-summary check

Use this original review sheet before sharing your own version. Write a short answer beside each line; an unanswered line is a question to resolve rather than a reason to copy the sample.

  • People: which names are applicants, and which people are other occupants? Do the counts agree?
  • Figures: where did each stated amount come from, and are the gross/net label and period preserved?
  • Documents: which files are merely listed, which have actually been supplied, and through what channel?
  • History: do the dates match the form, and which referee can discuss each relevant period?
  • Property: have you replaced the fictional rent, address, start date and preferences with current information?

Keep in view

Use the structure for your own file

Create a personal rental profile, delivered as a shareable PDF, to complement the process required by the agent or landlord.

Use the Rental Passport hub for the preparation sequence and the property-manager reading guide for the recipient’s perspective. Ask whether a supplementary PDF is useful and where to send it, then complete the property’s required application separately.

RentFiles helps organise the file; the agent or landlord decides the application outcome.

Questions

Common questions

Clear answers for the decisions people usually pause on.

Is this a real successful application?

No. It is a historical fictional illustration. Its dates and figures explain the layout and do not establish a real tenancy, current listing or application outcome.

Does the sample contain the listed evidence files?

The PDF lists file labels but has no embedded evidence attachments. A document inventory should be checked against what was actually supplied through the recipient’s accepted process.

Can I copy the income figures and references?

Replace every fictional figure and contact with your own accurate information. Preserve period labels, ask your referee first and check the completed profile against the required form.
