The documents a Brisbane application actually needs

Queensland's standardised process limits how much an agent can ask for. Knowing the caps means you prepare the right two documents per category — not everything you own.

The category caps, in plain terms

Since 1 May 2025 every general-tenancy application uses Form 22, and a property manager may request no more than two documents from each of three categories: identity, financial ability to pay rent, and suitability. Two well-chosen documents per category beat a folder of duplicates.

Which documents fit each category?

A quick way to sort what you already have:

  • Identity — a photo ID plus one secondary document that confirms your name
  • Financial ability to pay rent — recent income evidence a reviewer can read at a glance
  • Suitability — rental history or references that show how you've rented before

You can still add a short supporting note voluntarily — the caps limit what can be requested, not what you choose to include.

How you can submit them

You must be offered at least two ways to apply, and at least one can't be locked behind a paid third-party platform. Prepare one clean pack and use it whichever way suits the listing.

Worth knowing: if your application isn't successful, Queensland rules require your information to be destroyed within three months of the new tenant's agreement starting.
