South Australia limits how many documents an agent can ask for. For a student, the goal isn't more paper — it's making a smaller set read clearly.
How many documents can be requested?
In South Australia, landlords and agents cannot require more than two documents in each of identity, financial ability, and suitability. Two clear documents per category are enough — a thicker file doesn't help.
What students can put in each category
Common ways to fill the categories when you're studying:
- Identity — a photo ID, plus a student ID or enrolment confirmation
- Financial ability — evidence of income, a scholarship, or a guarantor's support
- Suitability — references, including character references if you don't have a rental history yet
You can add a short note voluntarily to explain your situation — the caps limit what can be required, not what you choose to offer.
